“What is Flashing?” – Exploring a Critical Component of Quality Construction – Bontrager Builders Group

High-quality construction that stands the test of time goes beyond a pretty outward appearance. It goes much deeper than that, to the foundations of the project itself. Making sure every ‘T’ is crossed is critical in the oceanfront and coastal construction that we construct and complete here at Bontrager Builders Group.

One piece of the quality puzzle is proper flashing.

So what is flashing?

Flashing is a barrier, typically made of metal, that diverts water away from transition areas, preventing leaks and damage. (Something especially important on buildings constructed here on the Gulf Coast!) The salt, water, and wind associated with our region mean luxury homes and commercial buildings endure quite a lot of punishment compared to those in other parts of the United States.

Flashing helps to divert water and debris away from areas where it could collect and start to damage the structure. This incredibly important function is not “flashy” (pardon the pun.) Rather, it is a structural component that is often hidden out of view once a project is completed. The corrosion brought about by salt water and wind-driven moisture can easily penetrate and begin to degrade a structure if proper metal or plastic flashing is not installed. This is why we pay extra attention to make sure proper flashing is installed around possible intrusion points, including windows and doors, joints in roofing, and around the all-important foundation. Choosing the right material for the flashing is key, but the skill and care of installation are equal to this, which is why our team is highly trained and supervised to ensure lasting results.

Industry best practices and Florida building codes dictate proper procedures and materials, but unfortunately, we have seen other contractors and builders ignore things like flashing to focus on the final appearance with a disregard for the quality and structural stability of a project.
